All owners are bound by the following covenants:
No structure whatever other than a priate, single-family dwelling (minimum 2200 sq. ft. under roof) excluding porches, decks, and garage for no more than three (3) cars shall be built on each lot. Stuctures shall not be higher than two stories.
Any removal of trees must be replaced and landscaping approved by committee.
Animals shall be restricted to no more than one (1) horse per acre. No more than two cats and two dogs per household and shall not interfere with other owners. No other pets will be allowed.
Construction must be completed with 18 months and occupancy permit must be completed within time frame.
All buildings must built to San Juan County, Colorado code.
No more than three vehicles per household.
No business of any kind or character shall be conducted in or from any residence on the lots.
No trailers, campers, inoperable vechicles, junk, tents or other temporary structures will be permitted.
The above shall be binding on all parties and all persons and shall run with the land and every part thereof. Enforcement shall be by preceeding at law to either restrain violation or recover damages or both.
